DECIDING TO BUY

Purchasing a home or property is the biggest investment we ever make; for some, a life-changing decision. Some people think hiring a realtor is not necessary. While technically this is true, there are many advantages to going through an agent that are not very well known. For example, realtors have access to listings citizens do not and possess an extensive knowledge of financing options for budget-conscious consumers. The right support allows you to make decisions at your own pace. You need someone who has your back; a professional who won’t rush you. A good sales rep will not just scout prospects but will look at the bigger picture, offering you a fuller explanation of what to expect, thus avoiding surprises.

Your first step is to get help assessing your situation and needs. Why you are moving, any time constraints, specifics on financial planning – it’s all in the mix. I can even help you determine what your dream home consists of. A pool? Garage? Extra rooms? Proximity to schools? We cover it all.

Other benefits to hiring a realtor:

  • You receive guided viewings to assist in assessments regarding structural integrity, neighborhood and costs that will facilitate your decision-making process;
  • Access to MLS listings as a valuable tool to sourcing great finds, saving you time and energy;
  • A good realtor is a good hand, able to negotiate fair deals or fend off potential conflicts between you and the seller in drawing up contracts;
  • A smart realtor will have a grasp on clauses that can help protect their client

Protecting the buyer

You may not realize that consumer protection is critical in the search for a new home, a daunting process for even the best of us. You need in-depth research and knowledge of the current market, both of which I can offer. I can look up the history of your property, community conditions, bylaws that might affect you and much more. I will also assist you in assessing the state of your property.

RESEARCH YOUR AREA

Once those preparations are out of the way, it is time to find the right property for you.

Take a Drive.

Get to know the neighborhoods, complexes, or subdivisions, which interest you. Drive around and get a feel for what it would be like to own a property in the area. Start getting a sense of the properties available in those areas.

Narrow Your Search.

Select a few properties that interest you the most and have your real estate agent make appointments to visit them. Ask your real estate agent about the potential long term resale value of the properties you are considering.

Time to Buy.

Once you have picked out the property you want to purchase, your real estate agent can help you make an offer that the seller will accept. A good agent will investigate the potential costs and expenses associated with the new property. An agent can also help you draft your offer in a way that gives you the advantage over another offer.
